North of Montana is one of Santa Monica’s most upscale and sought-after neighborhoods. Comprised of the streets between Montana Avenue and La Mesa Drive, the homes in this neighborhood are mostly single-family residences with selling prices ranging anywhere from $3 million to $25 million. In recent years, the older two- and three-bedroom homes have been generally acquired for land value and redevelopment.

The properties located between 7th Street to 17th Street and 22nd Street to 26th Street are built on lots that average approximately 7,500 square feet, generally 50’ x 150’. The Gillette’s Regent Square tract, from 17th Street to 21st Place (developed by King Gillette, the razor blade manufacturer), are larger and are approximately 8,900 square feet on 60’ x 150’ lots.

The area known as West of 7th includes those homes located between 7th Street and the Pacific Ocean. Lots in this area were originally about half an acre although many have been subdivided into 12,000 square foot lots over the years. Homes in this area are highly coveted due to their large lot size and proximity to the Palisades Park and the ocean. In recent years, there has been an up-tick in combining subdivided lots to return them to their original larger size.

The North of Montana neighborhood is served by two highly regarded public elementary schools - Franklin School for the residents on 15th Street through the west side of 26th Street, and Roosevelt School for the families on 14th Street down to Ocean Avenue.

South of San Vicente and north of Montana Avenue consist of larger family homes and lots. The streets in this portion of Santa Monica are Georgina, Marguerita, Alta, Carlyle, and Brentwood Terrace from 4th to 26th Street. Along with the area north of San Vicente and Santa Monica Canyon, this area constitutes the 90402 zip code. Houses are extremely expensive here and among the most expensive in Los Angeles County and the country.
